In Dubai’s ever-evolving real estate landscape, defined by growth, luxury, sustainability, and curated living experiences, it’s the stories behind the developments that truly reveal what sets one apart from the other. At the heart of one such narrative is Fakhruddin Properties, a pioneering force in sustainable real estate, and driving this vision is its CEO, Mr. Yousuf Fakhruddin.

As the company celebrates the launch of its latest development, Treppan Tower in Jumeirah Village Triangle, Dubai, a deeper story of purpose, philosophy, and community unfolds. More than a name, more than just a structure, Treppan Tower represents a legacy coming full circle.

Home to 264 contemporary one-and two-bedroom apartments, and a limited number of three-bedroom sky villas, units, and occupancy of 25 residential floors, it is not just a development; the name in itself has a unique identity.

“Thank you for recognizing the meaning behind the name and its connection to our community,” shares Mr. Yousuf with The Finance 360. “For us, a name isn’t just a label; it’s a reflection of our core philosophy and the essence of the living experience we aim to create.”

The inspiration for the name ‘Treppan’ stems from the Gujarati word for 53, a number deeply significant to the Dawoodi Bohra community, to which Mr. Fakhruddin belongs. But beyond tradition, the numerology behind it adds symbolic depth.

Interestingly, Mr. Fakhruddin has told us the entire story: “The number 5 symbolizes consistency. Much like how the number 5 consistently reappears in multiplication while growing multifold. Despite the growth, the 5 still appears, signifying the consistency of certain core values. As our organization grows with each project, we still stay true to certain core values, ideas, and key principles. We maintain an unwavering focus on green development and fostering a holistic wellness living experience.”

Next comes number 3: “The number 3 represents the complete cycles such as past, present and future; mind, body and soul. These standards are a given regardless of the project. Most of these standards are also in the sets of 3. Our focus on three fundamental needs of a healthy life: air, water and food are catered through air purification technologies (SAHU & Airocide), a centralized water purification system (hydrogenated organically mineralized alkaline water) and hydroponics (fresh produce available in the building’s greenhouse). Similarly, there are three pillars: People, Planet and Prosperity.  We ensure that our actions benefit people as well as the planet while leading towards prosperity for everyone involved.”

Put together, 5 and 3 form 8, a number universally recognized as the symbol of infinity. For Mr. Fakhruddin, that connection represents the infinite impact that thoughtful development can have on lives, communities, and generations to come.

Treppan Tower’s commitment to innovation and wellness is not just conceptual; it’s built into the very fabric of the project. Two dedicated lifestyle floors (1st and 16th), Zen-inspired landscaping, and five levels of podium parking all reflect a deep commitment to sustainable design and resident wellbeing.

“Sustainability isn’t just a buzzword for us; it’s genuinely at the core of everything we do – from design philosophy, material selection to operational practices. I have an inherent responsibility that comes with being a developer – you’re not just building structures for today; you’re shaping environments for decades, even centuries, to come. Just like our forefathers, the idea of leaving a positive legacy became a powerful motivator,” he explains.

Fakhruddin Properties has been named Green Developer of the Year and has also received top honors for Sustainable Project of the Year for its developments, Maimoon Gardens and Treppan Tower. With a strong focus on responsible luxury, they are setting new benchmarks for the future of eco-conscious living in Dubai.

The story traces back to 1963, when Mr. Yousuf’s grandfather, Fakhruddin Ebrahimji, founded a trading company in a vastly different Dubai. “My grandfather, Fakhruddin Ebrahimji, was a visionary and a true pioneer. He founded a trading company in 1963, during a time when Dubai was vastly different; a far cry from the metropolis it is today,” recalls Mr. Yousuf.

“I didn’t initially envision myself heading a major real estate development firm. My early focus was more on understanding the broader principles of business, finance, and operations. However, I saw deserts turning into communities, and opportunities emerging where none seemed to exist before. This palpable energy inspired me and I realized that real estate offered a unique platform to create lasting value. More of a social value, along with an economic one. It was a chance to be part of a grander vision, to build for the future, and to contribute to the very fabric of this remarkable city,” he elaborates in detail.

While the company’s foundation was built on quality and market demand, a personal journey shaped its transformation toward wellness-focused development: “Yes, absolutely. It wasn’t a single moment that struck like lightning, but rather a profound realization that materialized over time. In the earlier stages of Fakhruddin Properties, our focus was on delivering high-quality buildings, meeting market demand, and ensuring strong returns, all while dealing with the personal challenge of a close family member who was battling chronic respiratory issues.”

That experience prompted a pivotal shift in Mr. Fakhruddin’s thinking: “This sparked a broader question: was it possible to integrate solutions that would support health-centric living in a commercially viable real estate business model?”

The defining moment changed everything: “It wasn’t just about selling an apartment; it was about contributing to a family’s daily life, their health, their sense of belonging, and their connection to their surroundings. I saw the potential for building smarter, healthier, sustainable communities,” he shares.

Mr. Fakhruddin emphasizes that such a transformation wouldn’t be possible without his team.

“I am most proud of our bold and strategic pivot to embed sustainability and wellness into the very DNA of our developments. All the initiatives hold a special place for me as they provide special value for those who would be living in our developments. I am also proud of the significant effort that our team has taken to go beyond the developments and bring about a change with our present communities.”

The company’s 90:90 waste management program, which aims for 90% landfill diversion, is one such initiative. In a city known for ambitious growth, quick-of-the-mark transformations, Fakhruddin Properties continues to set itself, one day at a time. As Mr. Yousuf concludes, he says, “I am deeply proud of our role in contributing to Dubai’s ambitious vision for a sustainable, smart, and globally attractive city. To know that Fakhruddin Properties is shaping the future skyline with thoughtful developments creating a true sense of impact and legacy is immensely fulfilling.”

Through Treppan Tower, Mr. Yousuf Fakhruddin is not just building a structure, but indeed, a powerful story.
