Marjan And RAK Hospitality Holding Merge To Drive Ras Al Khaimah’s Next Growth Chapter

Marjan, the master developer of freehold properties in Ras Al Khaimah, and RAK Hospitality Holding (RAKHH), the government-owned investment and development arm of the emirate, have announced a landmark strategic merger, forming a unified entity that will operate under the Marjan brand.

This merger combines world-class hospitality expertise with forward-thinking real estate development to create a dynamic, future-ready organisation. Under one umbrella, Marjan will now oversee real estate development, hospitality operations, and lifestyle experiences. Guided by RAK Vision 2030, Marjan — one of the UAE’s largest real estate developers and the leading master developer in the Northern Emirates — will drive Ras Al Khaimah’s transformation into a global lifestyle and investment hub. The unified entity aims to attract major investments, accelerate tourism growth, and deliver long-term value as the region’s premier integrated destination and real estate platform.

Announcing the merger, Sheikh Ahmed bin Saud bin Saqr Al Qasimi, Chairman of Marjan, said, “Ras Al Khaimah is committed to its vision to drive progress and sustainable development, celebrating its rich history, preserving its heritage, and honouring its identity. These will be seamlessly integrated with essential lifestyle infrastructure, and amenities, including healthcare, education, and livability. These meticulously planned developments, including Al Marjan Island, RAK Central, Marjan Beach, and the upcoming Jebel Jais masterplan, are designed to elevate the quality of life for residents, enrich travel and leisure experiences for visitors, and attract diverse investment opportunities.”

Following the launch of Marjan Beach — the UAE’s largest mixed-use beach town development — infrastructure work is advancing on the 85-million-square-foot masterplan. Comprising eight neighbourhoods, Marjan Beach will feature 22,000 homes, 12,000 luxury hotel rooms, and a projected population of 74,000 residents, supported by a workforce of 32,000 and an annual visitor capacity of 180,000. With 3 km of beachfront and 6.5 million sq. ft. of green space, Marjan Beach will promote sustainable coastal living, community connectivity, and walkability — further strengthening Ras Al Khaimah’s status as a premier tourism and investment hub.

Aligned with RAK Vision 2030’s goal to attract 3.5 million annual visitors — 60% of whom are expected to be international — Marjan will expand hospitality capacity by introducing world-renowned luxury brands to the emirate.

Additionally, Marjan will extend development into the mountains, introducing 100 km of hiking and biking trails within five years to redefine active tourism in the region. It also aims to host more than 20,000 festival attendees annually through global cultural and entertainment events.

Supporting the local hospitality ecosystem, Marjan will provide housing for over 15,000 hospitality professionals and operate advanced laundry facilities capable of processing 100,000 tonnes annually, with a focus on energy efficiency and sustainability.

This strategic merger establishes a powerful, future-ready organisation that will propel Ras Al Khaimah into its next era of growth, enabling expansion into new markets, attracting global talent, and fostering distinctive lifestyle and tourism experiences.
