Modon Holding has launched “Wadeem,” its first offering of residential land plots on Hudayriyat Island, marking a significant step in developing one of Abu Dhabi’s emerging prime locations. The release provides prospective homeowners the opportunity to design and construct bespoke villas in the master-planned community.
Wadeem comprises over 1,700 plots, each sized to accommodate four- to six-bedroom villas with space for private amenities such as swimming pools and outdoor entertainment areas. The development is strategically positioned directly across from Abu Dhabi’s established Al Bateen area, offering proximity to existing urban infrastructure while providing an island living experience.
Bill O’Regan, Group CEO at Modon Holding, emphasized the project’s alignment with Abu Dhabi’s broader economic and urban development goals. “Wadeem represents another milestone in our future vision for Hudayriyat Island and marks an important addition to Abu Dhabi’s dynamic, fast-evolving real estate landscape,” O’Regan stated. He added that the initiative “reaffirms Modon’s commitment to shaping vibrant, people-centric living destinations, inspired by liveability and individuality, that align seamlessly with the emirate’s vision for sustainable growth, quality of life and global competitiveness.”
Ibrahim Al Maghribi, CEO of Modon Real Estate, highlighted the investment potential and flexibility offered to buyers. “With the launch of our first residential plot project on Hudayriyat Island, we are not only unlocking a high-potential opportunity to invest in one of Abu Dhabi’s most sought-after locations, but also giving buyers the chance to realise their own dream home by the sea,” Al Maghribi commented.
The development is part of the larger Hudayriyat Island master plan, which aims to transform the 51-million-square-meter island into a comprehensive residential, leisure, and sports destination. This includes planned facilities such as Velodrome Abu Dhabi and Surf Abu Dhabi, which contribute to the island’s appeal as an active lifestyle hub within the emirate.
