Sharjah Real Estate Transactions Climbed By 34.8% At ED9.3 Billion In January 2025

The real estate market in Sharjah started 2026 with a robust momentum and registered AED 9.3 billion of transactions in January 2026, an increase of 34.8 percent from January 2025.

The total number of transactions done in the month was 10,333. The overall transacted sales transactions were about 23.8 million square feet, as an indication of a continuous rise and investor confidence at the beginning of the year.

The real estate market in Sharjah is still experiencing an increasing level of maturity as well as diversification of the investors. The policies of the government, the legislation, and the strategic urban planning have enhanced the long-term investment destination of the emirate, and significant development projects and infrastructure development have helped to facilitate the inflow of local and foreign capital.

The Sharjah Real Estate Exhibition (ACRES) also enhanced the activity as it registered sales of AED5 billion and helped to increase the volume of transactions.

A total of 4,868 sales transactions were recorded throughout 129 areas in Sharjah’s cities and regions, covering residential, commercial, industrial, and agricultural properties.

Meanwhile, in terms of property type, there were 2,101 transactions of units in towers, 1,672 transactions of land, and 1,095 transactions of built-in land.

Al-Khan made the highest transaction involving built-in land at AED90 million, and Al-Tay West made the highest land mortgage at AED240 million.

Sharjah City had a record of 4,061 sales transactions. Muwaileh Commercial has topped the list with 787 transactions, Al-Khan (442), Al-Mamzar (334), and Al-Hamriyah West (293).

Muwaileh Commercial was the first in the list of trading value with AED1.1 billion, Al-Khan with AED718 million, Al-Hamriyah West with AED714.6 million, and Rawdat Al-Sidr with AED567.5 million.

The Central Region recorded the highest number of sales transactions at 753 transactions, including Al-Belaida, which recorded the highest trading value at AED649.8 million, and 433 transactions.

There were 54 sales transactions in the Eastern Region. Hay Al-Gharb was the top performer with 11 transactions and the highest trading value in the region at AED24.9 million.
