ORA Developers Expands In Middle East With $16B Projects In UAE And Iraq

ORA Developers Group, led by Chairman and CEO Eng. Naguib Sawiris has announced two landmark projects in the Middle East, advancing his international expansion strategy with developments in the UAE and Iraq.

In the UAE, ORA has launched Bayn, a 4.8 million square meter coastal lifestyle sanctuary located in Ghantoot, strategically positioned between Abu Dhabi and Dubai. The project features seven kilometres of waterfront, a 1.2-kilometer beachfront, a marina, a lagoon, and a 100,000 square meter sports club. More than 55% of the community is dedicated to open spaces and recreational amenities, reflecting ORA’s vision of integrating nature into urban environments.

In Iraq, the developer has broken ground on Madinat Al Ward, a 62 million square meter city in Baghdad’s Al Nahrawan district, named after scholar Ali Al-Wardi. Designed as a long-term national housing initiative, the project will ultimately deliver 120,000 new homes over a 24-year development cycle. Phase 1 alone carries an estimated investment of USD 10 billion and will include a five-million-square-meter public park, one of the largest of its kind in the region.

“These two projects highlight our commitment to creating transformative communities rooted in design excellence, sustainability, and cultural relevance,” said Sawiris. He added that Bayn will attract new residents to Ghantoot and stimulate regional growth, while Madinat Al Ward is envisioned as a model for Iraq’s future urban expansion.

Together, Bayn and Madinat Al Ward represent a combined investment exceeding USD 16 billion in their first phases, underscoring ORA’s ambition to redefine urban living across high-growth Middle Eastern markets.
